The Gateway office development in Dublin Docklands consisted of 3 individual 6-story office buildings rising from a podium slab above a basement car-park. The busy roads along 2 boundaries required a sheet-piled retaining wall and the presence of a tidal water-table required significant de-watering during construction of the basement. CFA piles were bored to bedrock and the construction of the pile caps and ground beams required installation of a well-pointing de-watering system. The presence of low -rise residential housing along the other 2 boundaries required an interactive relationship with the local community - which they subsequently presented to the local authorities as a model for sustainable development in the city.
The office blocks had in-situ reinforced concrete service cores surrounded by a structural steel frame with metal deck flooring, clad with high-spec precast concrete panels and full height curtain walling. All of the buildings were brought to a shell-and-core stage and one of the blocks was finished to a very high standard with a full FFE installation.
